Playa del Carmen has three distinct areas where most visitors stay, and choosing between them will shape your trip more than selecting a specific hotel. Downtown Centro puts you in the middle of the restaurant and bar scene with everything walkable. Playacar, just south of downtown, offers a quieter gated community with large beachfront resorts. Mayakoba, about 20 minutes north, is a self-contained luxury enclave built around golf, spas, and seclusion. These are the three main places to stay in Playa del Carmen and each appeals to a different type of traveler.
Downtown Playa del Carmen (Centro)
Downtown is the best base if you want to be in the middle of the action: walkable to the beach, 5th Avenue, restaurants, and nightlife. You don’t need a taxi for most things, and the tradeoff for being close to everything is that the southern end around 12th Street can get loud at night. The further north you stay toward 38th Street and CTM Avenue, the quieter and more local it feels.

If you plan to spend a lot of time there, you’ll likely need to take taxis there.

Mahekal is my top pick for a beachfront hotel in downtown Playa del Carmen, largely because of its location on 38th Street. You’re steps from the beach, a short walk from 5th Avenue, and surrounded by some of the city’s best restaurants. It doesn’t feel like a downtown hotel because it doesn’t look like one: the property is built around thatched-roof bungalows in Caribbean and Mayan-inspired style, with tropical gardens, five swimming pools, and a stretch of white sand beach that feels surprisingly secluded for such a central location.
Rooms range from standard garden and ocean-view bungalows to oceanfront rooms with direct beach access and private plunge pools. The Oasis section is the most secluded, tucked into the gardens around its own private pool area. One thing to know before booking: rooms do not have televisions, which is either part of the appeal or a dealbreaker depending on your travel style.
The resort offers both all-inclusive and non-all-inclusive packages. All four resorts share a stretch of white sand beach, with Banyan Tree on the southern end, Alila and Fairmont in the middle, and Rosewood to the north. Most accommodations and restaurants sit back from the beach, connected by lagoon canals and jungle trails. Getting around is part of the experience: at Rosewood, guests are transported to their rooms by boat through the mangroves after check-in, passing birds, turtles, and the occasional crocodile along the way. Complimentary golf cart shuttles and bicycles make it easy to move throughout the enclave, and guests can dine at restaurants across all four resorts while charging meals back to their room regardless of where they’re staying.
None of the properties are traditional all-inclusive resorts, though Fairmont offers an optional all-inclusive package. The El Camaleón Golf Course, the first PGA Tour course in Latin America, runs through the entire enclave and is open to guests of all four hotels.

The rooftop pool, bar, and WiFi make it a pleasant place to work remotely or relax before heading out for the day. It sits one block from 5th Avenue in the quieter northern end of downtown, which is exactly where I’d choose to stay again.
Ipana opened after we left and has since become one of the premier apartment developments in downtown Playa del Carmen. The three-tower complex sits at Calle 38 and 10th Avenue, one block from 5th Avenue and a short walk from the beach. Amenities include five pools, including two heated pools, an ocean-view bar, sports bar, full gym, spa, children’s area, co-working space, and underground parking. Units are individually owned and rented by different hosts, so quality and pricing vary somewhat, but the building itself is well maintained and exceptionally well located. One practical note: avoid units facing directly onto 38th Street if you’re a light sleeper, as the area can stay lively into the evening.
Beyond these two buildings, downtown has hundreds of condo and apartment rentals. Quality varies considerably, so check recent reviews carefully, confirm WiFi speeds if you’re planning to work remotely, and pay close attention to location.
